Why This 20-Minute Walk-Through Matters So Much
A real estate agent will show you the things you can see: square footage, view, sunlight, finishings, society amenities. These matter. But they're the visible part of the flat.
Vastu is about the invisible foundation β the directions, the energy flows, the orientations of doors and rooms. And here's why this matters more than buyers realize:
Wrong Vastu can be silently expensive. A flat with a poorly-oriented main door or a kitchen in the wrong corner can quietly affect your family's health, finances, sleep, and relationships for years. You'll keep wondering why things feel "off." Why money seems to slip away. Why arguments keep starting. Why you don't quite feel at home.
By the time most families realize the Vastu is the issue, they're emotionally and financially committed. Selling and moving again isn't realistic. They live with it β or spend lakhs on expensive remedial measures.

How to check:
Stand inside the flat, just at the threshold of the main door, facing outward (the direction you'd walk to leave). Open your compass app. Read which direction your face points.
That's the direction your main door faces.
Best directions for the main door:
- β North β wealth-attracting, ruled by Kubera
- β East β auspicious, fresh energy, growth
- β North-East β the most sacred and prosperous
Acceptable directions:
- π‘ West β neutral; workable with good interior Vastu
Directions to avoid:
- β South β historically associated with obstacles and struggle
- β South-West β heavy energy, slow business cycles
- β South-East β fire zone; can fuel tension and arguments
If the main door is in a "to avoid" direction, this alone is enough reason to seriously reconsider β unless every other Vastu factor is exceptional.

2. What's Directly in Front of the Main Door? π

Walk outside your potential flat's main door and stand on the threshold. What do you see directly in front of you?
Good signs:
- β Open corridor or hallway
- β A pleasant view (garden, sky, open space)
- β Another door directly across that's not a toilet
- β Clean, well-lit lobby area
Warning signs:
- β οΈ A staircase going down directly facing the door β energy "drains" out
- β οΈ A lift directly opposite β restless, mechanical energy entering
- β οΈ A toilet door directly facing β negative energy at entry
- β οΈ A sharp corner of another building pointed at the door (called a "poison arrow")
- β οΈ A dead-end wall close to the door β blocks energy from flowing in
A flat with a great main door direction but a poor view at the threshold is still problematic. Both factors compound.
3. The Kitchen Direction π₯

The kitchen represents the fire element (Agni) in Vastu β and it directly affects family health, wealth, and harmony.
How to check:
Walk to the kitchen. Stand in its center. Open your compass app. Read which direction you're in within the flat (this is the direction of the kitchen from the home's center).
Ideal kitchen direction: South-East (the natural home of the fire element)
Acceptable: North-West (workable)
Strongly avoid:
- β North-East β kitchen here is one of the worst Vastu defects, affecting wealth and health
- β South-West β heavy and clashing with the kitchen's nature
- β Center of the home β the sacred Brahmasthan should never have fire
Also check:
- The gas stove should ideally face East (cook facing East)
- The stove and sink should NOT be on the same platform facing each other β water-fire clash, a known cause of family fights
- The kitchen should not directly face a toilet or share a wall with one
Kitchen Vastu defects are some of the most damaging β and almost impossible to fix without major renovation. Take this check seriously.
4. The Master Bedroom Position ποΈ

Walk to the room intended as the master bedroom. Check which corner of the flat it sits in.
Best for master bedroom: South-West (most grounded, stable, ideal for couples)
Acceptable: West, South
Avoid:
- β South-East β the "fire zone" β bedrooms here often fuel arguments and short tempers
- β North-East β too sacred/active for restful sleep
- β Center of the home β disturbs the Brahmasthan
If the only available master bedroom is in the South-East, this is a significant ongoing concern for couples planning to live there long-term.
5. Toilet Directions π½
This is the silent destroyer of family well-being β and toilets are almost always built into fixed structural locations in apartments, meaning you can't change them after buying.
Walk to each toilet. Check which direction of the flat it sits in.
Acceptable toilet locations:
- β North-West
- β West
- π‘ South (workable)
Strongly avoid β major Vastu defects:
- β North-East β the sacred zone. A toilet here is one of the most serious Vastu defects in modern apartments, linked to financial stress and chronic family illness.
- β Center of the home β toilet in the Brahmasthan is a major red flag.
- β Above the main door or kitchen (check if this flat is on a middle floor β what's above a toilet on the floor above you?)
Also check:
- The toilet door should not directly face the kitchen, pooja room, or main door
- The toilet should not share a wall with the pooja room
If a builder has placed a toilet in the North-East, this is one of the strongest reasons to walk away from that flat β even if everything else looks perfect.
6. The Pooja Room Direction πͺ
If your family has any kind of daily worship practice, the pooja room's position genuinely matters.
Ideal: North-East (Ishan Kona) β the most sacred zone of the home
Acceptable: North, East
Avoid:
- β South, South-West (heavy energies clash with sacred space)
- β Under a staircase
- β Inside or adjacent to a bedroom or toilet
- β In the kitchen
If the flat has no obvious pooja room space but you'd like to create one, make sure the North-East corner is available and not occupied by a toilet, kitchen, or storage.
7. The Living Room and Open Spaces ποΈ

The living room should feel light, airy, and welcoming β it's where most family energy circulates.
Ideal living room direction: North, East, or North-East
Check:
- Is the living room bright and well-lit with natural light?
- Are the windows in the East or North direction (best for morning sun)?
- Is the living room larger or equal in size to the master bedroom? (It should be β Vastu favors larger common spaces.)
- Is there good cross-ventilation?
A living room in the South-West or with no natural light is workable but less ideal.
8. The Balcony / Open Space Direction πΏ
The balcony's direction affects how the flat "breathes."
Best balcony directions: North, East, or North-East (let in morning sun, fresh energy)
Acceptable: West (good evening light)
Less ideal: South (harsh afternoon sun, "heavy" energy)
If a balcony faces a "poison arrow" β a sharp corner of another building, a temple gopuram pointing at it, or a busy noisy road β that's worth weighing too.
9. The "Slope" of the Flat (Yes, Really) π
This one surprises buyers. In Vastu, the floor levels of the flat should naturally "slope" from South-West (highest) to North-East (lowest).
How to check:
- Walk slowly across the flat carrying a small ball or water bottle.
- If the floor is poorly levelled and tilts towards the South or West, it's actually problematic (in Vastu and in plain construction quality).
- The flat shouldn't have major level differences that feel unbalanced.
In modern apartments this rarely matters as much as in independent houses, but if you notice a strong tilt β make a mental note.
10. The Overall "Feel" of the Flat π«
After all the technical checks, do this:
Stand quietly in the center of the flat for 60 seconds. Close your eyes. Notice how the space feels.
Some flats just feel right. Light. Open. Settled. Like they're saying "you're welcome here."
Other flats feel off, even when you can't explain why. Heavy. Restless. Like something subtle is wrong.
Vastu has a word for this: subtle energy (sukshma urja). Your nervous system can feel it even when your mind can't articulate it. Listen to that.
If the flat passes every checklist item but you walk away feeling uneasy β that matters. If it has one or two Vastu defects but you feel deeply at peace there β that matters too.
