It's 11 PM in Dubai, or 9 AM in New Jersey, or 7 PM in London. You're on a video call with a property agent in Pune or Hyderabad or Kochi, watching a phone camera sweep across an empty flat, while your parents — who visited the site last Sunday — wait on the family group chat for your verdict.

This is how NRIs buy homes in India now. Crores of rupees, committed across time zones, based on floor-plan PDFs, WhatsApp videos, and a broker's assurances.

And somewhere in that process, a quiet worry surfaces — the one your mother voices first: "Beta, Vastu check kiya?"

She's right to ask. Because here is the uncomfortable reality: the Vastu defects that matter most are invisible on a video tour and glossed over in every brochure — and once you've registered the property, they're yours for decades.

This guide gives you the complete remote Vastu due-diligence process: what to check on the floor plan, what to verify on video calls, what to delegate to family on the ground, and the questions that make builders suddenly very talkative.

Step 1: Demand the Right Documents (Not Just the Brochure)

The glossy brochure is marketing. For a Vastu assessment you need:

  1. The unit floor plan with a North arrow — non-negotiable. If the plan has no North marking, request the site layout plan that does, and ask which way your unit sits on it. A builder who cannot orient their own drawing is telling you something.
  2. The floor plate / cluster plan — showing your flat's position relative to lifts, staircases, ducts, and neighboring units. Shared walls with lift shafts and garbage ducts matter.
  3. The site master plan — the compound entrance direction, the position of your tower within the plot, water bodies, and the plot's own shape (regular rectangular plots are strongly preferred over cut or extended corners — especially avoid plots or units with a cut North-East).

Step 2: The Remote Floor-Plan Audit — 10 Checks

With a properly oriented plan in hand, run this sequence. Everything here is checkable from your laptop, tonight:

  1. Main door direction and position — NE/N/E entries are the easy yeses. A south entry isn't an automatic no — but its pada position must be assessed (our South-Facing Door guide explains exactly how).
  2. Toilets in the North-East? — the single most disqualifying common defect in modern towers, and the first thing to hunt for. In our practice, this is the one defect we treat as effectively permanent: surface remedies do not resolve it, and relocating the toilet later is an expensive plumbing project. If a unit has it, our honest advice is to keep looking — the floor plate almost always contains a cleaner unit.
  3. Kitchen zone — South-East ideal, North-West acceptable, North-East a hard problem.
  4. Master bedroom — is there a South-West bedroom you can claim? In many floor plates, only one unit per floor gets a true SW master.
  5. The Brahmasthan — is the unit's center open, or does a toilet/duct sit on it?
  6. Cut corners — does the unit shape lose its North-East or South-West corner to ducts or balcony cuts?
  7. Toilet-pooja adjacency — any wall where you'd place a mandir sharing plumbing with a bathroom?
  8. Door alignments — main door opening straight into a toilet door, or a straight main-door-to-balcony corridor.
  9. Beams — visible on structural drawings; where do they cross future bed positions?
  10. Staircase/lift adjacency — a bed wall shared with the lift shaft means both vibration and Vastu concerns.

Step 3: The Video-Tour Verification (What Cameras Hide)

Plans lie less than brochures but more than reality. On the live video walkthrough:

  • Ask the agent to open a compass app on their phone and show you the reading at the main door and the master bedroom window. Screenshots of the plan's North arrow have been known to be... optimistic.
  • Ask for the tour at a specific time — morning, 8–10 AM — so you can see where natural light actually enters. Light from the East and North-East is the asset; a flat that's dark at 9 AM will be dark forever.
  • Have them walk the corridor approach — what does your front door face? A lift door, a garbage duct, a neighbor's door directly opposite, a dead-end wall?
  • Ask them to pan the ceiling slowly in each room — beams reveal themselves.
  • Listen — video calls carry sound; a unit beside the pump room or generator announces itself.

Step 4: Delegate the Ground Check to Family — With a Script

Your parents or siblings visiting the site will faithfully report the marble and the view. Give them a Vastu script instead:

  1. Stand at the main door with a compass app; photograph the reading.
  2. Photograph the view from the main door, both inward and outward.
  3. Photograph every bathroom's position relative to the entry as they walk in.
  4. Note the plot's surroundings: what sits to the North and East of the building (open space and water bodies there are assets), and to the South-West (height and mass there is fine — even good).
  5. Visit at morning and evening once, if possible.

Step 5: The Questions Builders Hope You Won't Ask

  • "Which units on this floor plate have South-West master bedrooms?"
  • "Is any unit's North-East corner cut by ducts or ledges?"
  • "Which direction does the compound's main gate face, and where does my tower sit on the plot?"
  • "Can I see the plumbing/duct layout overlaid on my unit?"
  • "Which specific units do you consider the best Vastu units in this tower — and what's their premium?"

That last one is revealing: most large builders now quietly price "Vastu-compliant" units higher. If a premium exists, a ranking exists — ask to see it.
